AUCTION RESULTS – STRONG PRICES CONTINUE TO BE ACHIEVED
Demand for land continues to outstrip supply with strong prices continuing particularly at recent auctions. Last week an auction of C. 39 Acre Non Residential holding at Knocknalour, Bunclody, Co. Wexford was attended by 30 people and after lively bidding the hammer fell at €505,000 being an average of €12,948 per acre.
A second auction, held at Johnstown Hill, Arklow, Co. Wicklow, saw c. 11 acres offered for sale. There was a good crowd in attendance with three active bidders with the land being withdrawn at €130,000 and sold immediately after to a local farmer for a higher figure.
We recently sold two plots of land at Raheengreaney, Clonegal, Enniscorthy, Co. Wexford by Public Auction. The first lot was C. 9 acres which sold under the hammer to a local farmer for €100,000 with a second C. 9 acre lot selling to the same purchaser for €115,000. Giving an overall average price of €11,944 per acre.
An exceptional C. 187 Acres residential holding at Ballymurphy, Tullow, Co. Carlow was offered for sale by Private Treaty. We had strong interest both in the entire and in lots and we recently agreed a sale on the property in one lot. This property had been guided at €1,700,000 – €1,800,000.
Over the next number of weeks we have two excellent residential farms coming to the market.
This Friday, the 30th September, we are offering a C. 63 Acre Residential Farm known as Model Farm, Killanne, Enniscorthy, Co. Wexford for sale by Public Auction at 3pm In The Riverside Park Hotel, Enniscorthy, Co. Wexford. This superb farm has extensive road frontage, an excellent 3 bed residence and a good range of sheds and outbuilding. It can sold in one or three lots and has a guide of €10,000 – €12,000 per acre.
The second farm is at The Height, Ballinglen, Tinahely, Co. Wicklow. This valuable C. 67.5 acre residential holding will be offered for sale by Public Auction on Tuesday 18th October at 3pm in our Carnew office. The farm is currently all in grass with no waste and a traditional two storey farmhouse and some outbuildings. It will be offered in one or three lots with a guide of €7,000 – €8,000 per acre.
