The lands on offer

Today’s auction saw a substantial holding with a derelict farmhouse brought to the market. The property is divided into three separate lots with c. 31 acres adjoining in the townlands of Moyne and Slieveroe. The third lot of land is located in Slieveroe, 2km from the above lots. It is accessed over a shared laneway and the land is divided by this laneway.

In advance of the auction, the property was guided in the region of €350,000. Auctioneer David Quinn noted that there was “a good deal of interest” in the property with ten parties registering to bid.

The property was offered in the following Lots:

Lot 1: C. 11.5 Acres With Derelict Residence
Lot 2: C. 19.5 Acres
Lot 3: 20 Acres With Derelict Building and Adjoining Hill Rights

Lot 1 opened at €80,000 and with swift bidding it rose to €95,000 after initial bids. Lot 2 attracted an initial offer of €70,000 and with six more bids reached €120,000. Bidding on Lot 3 also began at €70,000 and moved upwards at a brisk pace as far as €110,000. A brief break was called to receive client instructions.

After the auction resumed Lot 1 was put ‘on the market’ upon reaching €120,000 and with several further bids, the hammer fell at €133,000. A local farmer was the successful bidder. Lot 2 was declared to be on the market at the current bid of €120,000. With the hammer close to falling several times only for a last minute bid to come in, Lot 2 sold for €160,000 after strong competition from four parties. A Wexford based farmer secured Lot 2. Lot 3 entered the final round of bidding at €110,000 and was declared ‘on the market’ after reaching €114,000. The hammer fell at €118,000 following a further two bids, a local farmer was the purchaser.

The sum of the three lots equated to €411,000, well in excess of the guide price of €350,000.

David Quinn remarked on the “strong farmer and forestry interest in the property” and wished “all buyers the best of luck with their purchases”.
