Today’s auction saw a charming country property on c. 4.5 acres come to the market. The residence is built on a footprint of the original farmyard and outhouses and extends to over 250 sq m. The property is 5 minutes drive from Blackwater Village with a range of amenities to include primary school, shops, church, pubs, restaurant, 7 minutes from The Ballagh Village with post office, convenience store and pub, 15 minutes from Enniscorthy and 20 minutes from Wexford Town, all with an extensive range of amenities.

Property consultant Jack Quinn had guided Lot 1 at €200,000 and Lot 2 at €12,000 per acre in advance of the auction. Jack observed “good interest in all lots but particularly the entire”. Jack added that “several local farmers had an interest in the c.3.9 acres (Lot 2)”.
On the day of the auction, Lot 1 reached €180,000 after the first round of bidding, while Lot 2 got as far as €60,000. This meant that the entire (Lot 3) would have to surpass the combined bid of €240,000 to remain as a viable option.
Lot 3 opened with a prompt bid of €250,000 and quickly jumped up to €290,000 with strong competition between two active bidders. After taking a short break for client instructions, the entire property (Lot 3) was declared “on the market”. With no additional bids forthcoming, the hammer fell at €290,000.
Speaking after the auction, Mr Quinn stated that he was “satisfied to have secured such a strong result for our clients”. The property sold for 17% above the guide price with five active bidders across all the lots on offer”.
