Sold March 2018 Valuable C. 53 Acre Residential Holding For Sale By Public Auction On Wednesday 28th March at 3pm In Our Gorey Office In One or More Lots.

Today saw a residence, farmyard and substantial parcel of land in south Wicklow being brought to the market by way of public auction.

The residence is a two storey farmhouse presented in generally good condition with a self contained apartment to one side.  There is a farmyard across the road from the residence with a range of out buildings including a cattle shed, a cow house and a machinery shed. The farmyard and residence are part of the same lot.

The land is laid out in a number of separate lots, all with extensive road frontage. The land is currently is grass and is generally of high quality apart from small section which are in need of reclamation from an adjoining river. For comprehensive details of the property please click here.

The property was guided at €450,000 in total with today’s auction resulting in a sale for a significantly larger sum.

The property was offered in the following lots:

Lot 1: Residence & Farmyard on C. 5.8 Acres 

This was guided at €150,000. Bidding began at €100,000 and the property was declared on the market at €175,000 with the help of two bidders. After this point there were no further bids before the hammer fell.

Lot 2: C. 33.6 Acres 

Lot 2 was guided at €180,000 (€5,357 per acre) and represented the largest parcel of land for sale on the day. Bidding commenced at €120,000, however it was withdrawn at €140,000. Further negotiations after the auction resulted in the property being sold for a higher figure. The purchaser was a farmer from the North Wexford area.

Lot 3: C.7.97 Acres

The third lot had a guide price of €60,000 (€7,528 per acre). After offers from two bidders the property was withdrawn from auction at €50,000. The land subsequently sold for a higher sum after the auction to the same buyer as the previous lot.

Lot 4: C. 5.65 Acres

Lot 4 was guided at €40,000 (€7,080 per acre). It sold for an impressive price of €85,000 (€15,044 per acre) under the hammer to a local bidder with bids from one other party.

Lot 5: The Entire

On the day there were no offers on the entire.
