SOLD MARCH 2024 – Valuable C. 43 Acre Holding With Derelict Farmhouse For Sale by Online Auction On Friday, 8th March 2024 At 12 Noon
Despite recording a busy year of land sales to date, today marks our first auction of 2024. The property on offer comprises a substantial c. 43 acre holding with derelict farmhouse and outbuildings. The property was offered in the following lots:
Lot 1: C. 0.75 Acres With Derelict Farmhouse
Lot 2: C. 27.2 Acres
Lot 3: C. 15 Acres
Lot 4: The Entire
Auctioneer David Quinn had guided Lot 1 at €50,000 and the remainder of the Lots between €12,000 and €15,000 per acre. David noted “strong local interest in this property as well as some interest from further afield and overseas”. Almost ten parties had registered to bid.
On the day of the auction, Lot 1 opened at €30,000 and quickly reached €55,000 after early bidding. Lot 1 commenced at €300,000 and was bid as far as €360,000 in the opening round. Lot 3 received an opening bid of €150,000 and peaked at €180,000 after early bidding.
A bid of €605,000 was placed on the entire which trumped the total of €595,000 that was on the individual Lots after the first round of bidding. With insufficient further bidding on the Lots, Mr Quinn was instructed to withdraw the Lots and seek further bids on the entire.
A bid of €615,000 was quickly made, however with the reserve not quite reached the property was withdrawn and negotiations continued with the highest bidder.
We are delighted to confirm that the property was sold immediately after the auction to the highest bidder for an improved offer. Auctioneer David Quinn added that “our client was delighted with the outcome of the auction and the price agreed”. When asked for information on the buyer, Mr Quinn stated that “the purchaser is based in the local area and has equestrian interests”.
