SOLD MAY 2025 – Valuable C. 35 Acre Holding For Sale By Online Auction on Wednesday, 28th May At 12 Noon

Today’s auction saw a valuable c. 35 acre holding in Coolgreany come to the market. The lands have extensive road frontage and are of excellent quality with a natural water course. They have been in tillage and have recently been reseeded to grass. Lot 1 may have development potential, subject to the relevant planning permission.

The property was guided between €15,000 and €20,000 by auctioneer David Quinn. Mr Quinn informed us of “ten registered bidder prior to the auction”, most of whom were “local farmers and businesspeople”.

The lands were offered in the following lots:

Lot 1: C. 4.350 Acres
Lot 2: C. 30.347 Acres
Lot 3: The Entire (C. 35 Acres)

The auction commenced with Lots 1 and 2 which reached a combined offer of €530,000 after the opening round of bidding. Lot 3 started with brisk bidding and quickly reached €610,000 and continued past €700,000 and €800,000 before settling at €850,0000.

This left a lot of room to make up for the separate lots, however with fierce bidding on Lot 2 in particular, the combination of Lots 1 and 2 stood at €890,000 after the second round of bidding. Attention then returned to Lot 3 which received one further bid of €910,000. The combined bids of Lots 1 and 2 then climbed as far as €940,000 and with no further bids on Lot 3, the option of the entire was withdrawn. Following a brief consultation with the vendor, Mr Quinn declared the property as “on the market and here to be sold”.

Lot 1 stood at €120,000 and with four further bids, the hammer fell at €140,000 (€32,200 per acre approx.). There were four bidders on Lot 1 throughout the auction.

Lot 2 stood at €820,000 and one additional bid was enough to secure the c. 30.347 acres at €830,000 (€27,350 per acre approx.). There were three bidders on Lot 2 throughout the auction.

Speaking immediately after the auction, auctioneer David Quinn was “very satisfied with the result” which saw the c. 35 acres sell for almost €28,000 per acre. Mr Quinn added that his client was “delighted with the price achieved” and passed on his best wishes to the successful buyers. When asked for further details regarding the buyers, Mr Quinn described them both as “local farmers”.
