SOLD AUGUST 2022 – Outstanding C. 144 Acre Residential Holding For Sale By Public And Online Auction On Wednesday The 24th August At 3pm In The Ashdown Park Hotel (In 1 Or 2 Lots)

This week’s auction was highly anticipated since first advertised to due to vast size of the holding, making it a rare opportunity. Auctioneer David Quinn described “good levels of interest from far and wide”. While farm sales are always likely to attract the attention of local and neighbouring farmers, David added that he had been “contacted by several parties from across Ireland as well as overseas”.

The holding is located along a quiet cul-de-sac country road and is laid out in one block divided into a number of suitable divisions, all of which are currently in grass. The lands have been farmed to a high standard and are in a good state of fertility, well fenced with a piped and a natural water supply. There is a two storey traditional stone built farmhouse on the holding with a large range of sheds and outbuildings to accommodate in excess of 200 cattle.

The property was offered in the following Lots:
Lot 1: C. Farmhouse and Extensive Range Of Outbuildings On C. 102.6 Acres
Lot 2: C. 41.6 Acres
Lot 3: The Entire, C. 144 Acres

On the day of the auction, Lot 1 opened with a bid of €800,000 and quickly passed €900,000 before finishing at €1m after the first round of bidding.

Lot 2 opened at €300,000 and rose as far as €400,000 after initial bidding.

Lot 3 was then offered to the room, requiring a bid in excess the of €1.4m combined offer already on the table. A bid of €1.42m was made and with no further offers, the auctioneer went back through Lots 1 & 2 before taking client instructions. Lot 1 rose to €1.05 million while Lot 2 received no further offers. As such, Lot 3 remained the highest offer on the table and Lots 1 and 2 were withdrawn.

After taking client instructions, the auctioneer returned to the room to sell the farm in its entirety. After securing a further bid of €1.5m and with no further offers forthcoming, he informed the room that the property would be withdrawn as it had yet to reach its reserve. Following further negotiations with the highest bidder, the property was sold for a significantly higher sum.

David Quinn described the auction as “one of the largest farm transactions in County Wexford in recent years”. David added that “while there was strong interest and bidding from local farmers and businesspeople, the property was sold to an overseas purchaser with links to Ireland”.
