SOLD SEPTEMBER 2025 – Excellent C. 124 Acre Holding With Derelict Farmhouse & Outbuildings With Potential Sand Deposits For Auction On Tuesday 2nd Day of September 2025 At 12 Noon In Lots

Today’s auction was “eagerly anticipated by a large number of potential buyers” according to auctioneer David Quinn. Mr Quinn added that the “variety of plot sizes on offer drew interest from several buyer profiles”.

The lands were offered for sale in the following Lots:

Lot 1 C. 25.6 Acres

Lot 2 C. 7.7 Acres With Two Storey Derelict Farmhouse and Outbuildings

Lot 3 C. 53 Acres

Lot 4 C. 14.7 Acres

Lot 5 C. 23 Acres

Lot 6 consisting of Lot 2, Lot 3, Lot 4 & Lot 5

Lot 1 was guided at €12,000 per acre while the rest of the lands were guided in the region of €10,000 per acre.

On the day of the auction, bidding on Lot 1 opened at €200,000 and quickly burst past the €300,000 mark with activity from three bidders. The property continued as far as €340,000 in the opening round of bidding. Bidding on Lot 1 resumed with an offer of €360,000 and after competitive bidding it was placed on the market at €400,000. What followed was a ‘tit for tat’ battle between two bidders before the hammer fell at €450,000 (in excess of €17,500 per acre).

Lot 2 commenced at €50,000 and following nine more bids it settled at €130,000 after the first round of bids. A solitary bid of €135,000 was made during the following round.

Lot 3 began at €300,000 and moved as far as €430,000 following early bidding. Lot 3 continued as far as €450,000 in the second round of bidding.

Lot 4 started at €120,000 and received three bids to move as far as €150,000 at the opening round of bidding. Six further bids brought Lot 4 as far as €180,000 in the second round of bidding.

Lot 5 opened at €100,000 and following good activity stood at €200,000 after the initial round of bids. Lot 5 moved to €220,000 after the second round of bids.

Lot 6, (the combination of Lots 2 – 5) had to surpass the combined bid of €910,000 which did not prove to be an issue as an offer of €930,000 was promptly made. This was followed up with two further bids of €950,000 and €970,000. The combined bit of Lots 2 -5 stood at €985,000 after the second round of bids but this did not deter interest in Lot 6 as an offer of €1.005m was quickly received.

Despite a further round of bidding on the individual lots where several improved offers were made, the total bid fell short of the required amount so the Lots were withdrawn and attention now focused on Lot 6.

What followed was rapid bidding with Lot 6 moving to €1.1m in the blink of an eye. With no further bids forthcoming the hammer fell at €1.1m – an excellent result. The total figure achieved at auction was €1.55m which equates to €12,500 per acre across the board.

Speaking immediately after the auction, David Quinn detailed how his clients were “absolutely thrilled with the outcome of the auction”. He added that “due to the bulk of the lands been sold in a single lot, there is strong outstanding demand for smaller holdings in the vicinity with more than ten disappointed underbidders today”.
