SOLD AUGUST 2020 – Well Located 2/3 Bed Cottage With Outbuildings On C. 1 Acre Elevated Site For Sale By Public Auction On Friday 7th August 2020 At 2pm In Our Gorey Office.
Today’s auction drew an attendance of 10 people to our Gorey office with all attendees having to pre-register due to Covid-19 protocols. The property on offer consisted of a cottage constructed in 1940 (in need of upgrading) as well of a range of outbuildings and equestrian facilities on a c.1 acre site. The property benefits from a convenient location along the Carnew – Gorey road.
The holding was guided at €70,000 – €80,000 in advance of the auction and it attracted good levels of interest and viewings.
On the day of the auction, bidding opened at €50,000 and following activity from four parties reached €110,000. The property was then declared “on the market”. Following this, a new bidder entered the fray while another dropped out. Ultimately, the hammer fell at €152,000 to a local solicitor acting in trust. This represented a fantastic result for the vendor, with the price achieved roughly double the guide price.
When asked for comment after the sale, auctioneer David Quinn simply described the auction as “a flyer”. He then elaborated, remarking that “the local property market remains strong, especially in lower price brackets”.
