SOLD JUNE 2024 – Excellent C. 48 Acre Holding For Sale By Online Auction On Friday, 28th June 2024 At 12 Noon (In One Or More Lots)
Today’s auction saw a nice c. 48 acre holding, divided into a number of suitable divisions come to the market. The ands are currently all in grass, of good quality with the exception of c. 8 acres which are in need of reclamation.
Auctioneer David Quinn guided the property at €8,000 per acre and noted “good interest, particularly from local farmers and businesspeople”.
The land was offered for sale in the following lots:
Lot 1: C. 29 acres
Lot 2: C. 19 acres
Lot 3: The Entire
On the day of the auction, Lot 1 reached €230,000 after early bidding while Lot 2 peaked at €130,000 – a combination of €360,000. Lot 3 (the entire) opened at €370,000 and reached €410,000 after the first round of bidding.
With no further offers on Lots 1 and 2, the separate lots were withdrawn with the sole focus now on the entire.
Bidding continued up to €440,000 but with the property still short of the reserve, the auctioneer informed the room that “with a bit of help we will be on the market”.
That help was quick to arrive in the form of two bids, first €445,000 and then €450,000 resulting in the property being declared “on the market” and here to be sold. With no further bids and fair warning given to all participants, the hammer fell at €450,000.
Speaking after the auction, David Quinn expressed his delight with the result and passed on his “congratulations to the buyer”. David commented that the “price achieved equates to almost €9,500 per acre” which is a “great result for land in the area with limited road frontage”.
