SOLD SEPTEMBER 2025 – Prime C. 233 Acre Residential Holding For Sale By Online Auction And Public Auction At The Ashdown Park Hotel On Friday, 19th September At 2pm
Today’s auction was “hotly anticipated since its launch”, according to auctioneer David Quinn. Mr Quinn described the property at Ballyrory as “the largest holding to come to the market in North County Wexford in some time”.
Nestled in the heart of the countryside, this exceptional farm is in one block and has extensive road frontage. Spanning approximately 233 acres, it is set within a picturesque parkland landscape with a large number of mature deciduous trees and panoramic views of the surrounding countryside.
The approach to the traditional farmhouse and farmyard is via an avenue from the public road, which is set back circa 400 meters from the road.
The property was guided between €2.8m and €3m in advance of the auction and was offered in the following lots:
Lot 1: C. 77 acres with residence
Lot 2: C. 74.6 acres
Lot 3: C. 81.3 acres
Lot 4: C. 233 acres – The entire
On the day of the auction, there was a packed auction room with approximately one hundred people in attendance. Bidding on the individual lots totalled €3.03m after opening offers and with no bids on the entire (Lot 4), this option was withdrawn.
The auction resumed with Lot 2 which was at €1.36m after early bidding and had met its reserve. There was a number of active bidders on this lot, including local businesspeople and dairy farmers. With intense competition, offers passed €1.5m until the hammer fell at €1.68m to a local businessperson/farmer.
Attention then turned to Lot 3 which was placed “on the market” at €520,000. From this point on, it was a battle between an online bidder and another bidder in the auction room. This battle was ultimately won by the person in the room who secured the c. 81.3 acres for €660,000.
The final lot to be sold was Lot 1 which had reached €1.15m after early offers. The c. 77 acres with residence and farmyard was placed on the market at €1.2m and with no further offers forthcoming the hammer fell to a North Wexford based farmer/businessperson.
Speaking immediately after the auction, David Quinn commented that his “clients were over the moon with the result” and that there was “a huge amount of disappointed underbidders seeking similar holdings in the area”. Mr Quinn added that the total price of €3.54m equated to approx. 20% above the guide price.
