SOLD MARCH 2024 – Valuable C. 23 Acre Holding With Derelict Stone Built Cottage & Outbuildings For Sale By Online Auction On Wednesday 27th March 2024 At 12 Noon
Today’s auction saw c. 23 acres of excellent quality land come to the market at Ballyboy, Ferns, Co. Wexford. The land is laid out in one block, divided into a number of fields and benefits from extensive road and river frontage with a natural water supply and mature boundaries.
Also on-site is a derelict farmhouse, which may qualify for the ‘Vacant Property Refurbishment Grant’, and a number of outbuildings.
Auctioneer David Quinn commented that there was “strong levels of enquiries from when the property was first advertised” and that this translated into “ten parties registering to bid”. Mr Quinn added that “most interest came from the local farming community as well as some local businesspeople”. The property was guided at €12,000 per acre.
On the day of the auction, bidding commenced at €200,000 and promptly passed €300,000 before lightning quick bidding saw it reach €440,000 in the blink of an eye. Mr Quinn then called for a break to take client instructions. Upon returning to the auction room, the property was declared “on the market” and a further bid of €460,000 was soon received. Following five further bids, the hammer fell at €510,000 a remarkable price for this property.
Speaking immediately after the auction, David noted his delight with the outcome of the auction, “this is a very strong result which comes in above typical land values in the area”. David added that the price achieved “equates to over €22,000 per acre, well in excess of the guide price”.
