SOLD OCTOBER 2021 – Valuable C. 82 Acre Residential Holding For Sale By On-Line Auction On Wednesday 13th October At 12 Noon (In One Or Two Lots)
Today’s auction saw a substantial holding with a derelict farmhouse brought to the market. The property is located in a picturesque part of south Co. Wicklow, 5km west of Aughrim, just off the Aughavannagh road. The farm is located along the Wicklow way, 15km south of Rathdrum and 70km south of Dublin.
In advance of the auction, the property was guided in the region of €725,000 (C. €8,850 per acre). Auctioneer David Quinn noted that there was “a good deal of interest” in the property with ten parties registering to bid.
The property was offered in the following Lots:
Lot 1: C. 44 Acres With Residence
Lot 2: C. 38 Acres With Sheds & Out Buildings
Lot 3: The Entire C. 82 Acres
Lot 1 opened at €300,000 and quickly reached €420,000 after the first round of bidding . Lot 2 received an opening bid of €250,000 and peaked at €350,000 initially. Bidding on Lot 3 commenced at €780,000 which was necessary to keep ahead of the two separate lots. Following this, there was plenty of ‘to and fro’ between the sum of Lots 1 and 2 and The Entire. The top offers on Lots 1 and 3 continued to increase while Lot 2 remained stuck at €350,000 for the majority of the auction. However, towards the end of proceedings there was a flurry of activity which saw it quickly rise to €390,000 followed by a final bid of €400,000. Meanwhile, Lot 1 was bid to €575,000. Although three parties fought hard to secure Lot 3, they reached their limit at €970,000.
Lot 3 (The Entire) was then withdrawn after failing to trump the combined bid of €975,000 on Lots 1 and 2. The auctioneer gave all parties one final chance to secure the separate lots but no further bids arrived. Lot 1 sold for €575,000 to a Co. Wicklow based farmer (C. €13,000 per acre) while Lot 2 sold for €400,000 to a Dublin based businessman (C. €10,500 per acre).
The auctioneer was extremely satisfied with the result, he stated that “today’s auction produced a very strong price for land in an upland part of Co. Wicklow”.
