SOLD JUNE 2023 – Two Ready To Go Residential Sites With F.P.P. (No Restrictions) For Sale By Online Auction On Wednesday 28th June At 1PM (In One Or More Lots)
Today’s second auction saw two shovel ready sites with full planning permission at Avenue Close come to the market. The sites enjoy a prime location in a much sought-after residential neighbourhood. Situated within a quiet cul-de-sac of only five houses, these sites offer a rare opportunity to build two detached homes in a well-established setting.
Property advisor Jack Quinn noted “expectational interest” in the property with “in excess of ten registered bidders”. Jack added that “this is a most unique opportunity to acquire two ready to go sites in such an enviable location”. The property was guided at €190,000.
The auction commenced with Site A and Site B offered as sperate lots and with a combined bid of €160,000, auctioneer David Quinn sought bids in excess of this for the entire. An opening offer of €170,000 was promptly received and further bids up to €210,000 followed.
After taking client instructions, Mr Quinn advised that the separate lots would be withdrawn and the property would be sold in its entirety. The auction resumed with a further offer of €230,000 and after four more bids, the hammer fell at €240,000. The successful bidder was identified as a local builder.
Speaking after the auction, Jack commented that “we are delighted to have secured such a strong result for our clients. There was strong interest in this property as soon as it launched and there is a clear depth of demand for similar”. The price achieved at auction was more than 26% above the guide.
