Sold April 2018 – Valuable C. 32.6 Acre Holding With Derelict Farmhouse For Sale By Public Auction On Wednesday 25th April At 3pm In Our Carnew Office.

Lot 3. Derelict Farmhouse on C. 1.1 Acres

Today’s auction attracted a total of almost 40 people to our Carnew office. This was also the case when land nearby in Brideswell went to auction in February.

The property was available in three separate lots as well as the entire. Lot 1 comprised C. 13.5 acres; Lot 2 comprised C. 18 acres while Lot 3 was made up of the derelict farmhouse on C. 1.1 acres. The sum of these lots was guided at €300,000. To view the full listing please click here.

After the three individual lots were first offered to the room the total came to €330,000. €150,000 for Lot 1, €150,000 for Lot 2 and €30,000 for Lot 3. Offers were then invited for the entire. This drew a sole bid of €340,000.

Following back and forward exchanges between those bidding on the individual lots and those bidding on the entire a total of €412,000 was offered between the three lots. €180,000 for Lot 1, €190,000 for Lot 2 and €42,000 for Lot 3. However, this was not enough to secure the property. The final bid on the entire was €420,000, at which point the hammer fell.

It was a particularly active auction room with three bidders for Lot 1, three bidders for Lot 2, four Bidders for Lot 3 and one bidder for the entire.

Speaking after the sale, auctioneer David Quinn noted the strong result especially as the land had no road frontage. He expects the strong prices given for land in North Wexford to continue into 2018 due to the continued levels of demand.
